These prices are based on a full occupancy of either unit. Please contact us for special requests.

We are sorry that for now we can only state our prices in €uros, considering the unstable situation of the US $. However, payment of the deposit is possible in US $ calculating it with the actual exchange rate at time of payment.

Terms and Conditions

Rental Period

The minimum rental period is for one week from Saturday to Saturday with arrival time after 4:00 pm and departure time within 10:00 am. Bookings longer than one week must be in 1 week increments. However different arrangements can be discussed with the owner.

Arrival and Departure

Normal arrival time is between 4:00 pm and 8:00 pm, on a Saturday. If you encounter any kind of problems before arrival please don’t hesitate to contact us.

Included in the rental price

• Electricity, cooking gas, hot water
• Clean bed linen, bathroom towels, pool towels
• Soap and basic kitchen and bathroom supplies
• A cell phone is available at no additional cost. Phone cards can be purchased at any Tobacconist in town. Please inform us in advance that you would like to use the cell phone during your stay.
• We invite you to send us your shopping list of your basic needs for your day of arrival.
• We have selected for our guests a range of medium to high quality wines. The cost of the of wine consumed can be paid anytime before departure. You will find a wine list with prices in the two units.
• Firewood for the pizza oven
• Charcoal for the BBQ

Firewood for the fireplace is not included in the price and can be purchased from the owner.

Bed linen and towels will be changed weekly. For extra mid-week cleaning, linen and towel change there will be an additional cost depending on the services requested.

Payment terms

To confirm a booking a 30% deposit of the total rental price is required. The payment of the balance can be arranged individually.

Security Deposit
So far we have not asked for (and didn’t need to) a security deposit, trusting our guests to taking great care of the Villa and informing us about any mishappenings. We sincerely hope we can keep up this trustful relationship in the future.

Cancellation Policy

Notification of cancellation must be in writing. You can choose from one of three possible cancellation policies.

• Loose no money and reschedule your booking within 18 months. There will be no additional charge if you book into the same seasonal price rate.
• We will try to rebook your rental period. Should we succeed, we will refund you of the entire amount received up to date, less bank transaction charges

For any cancellations received 4 or less months before arrival we apply the following cancellation policies should we not succeed in point B:

• 16 weeks before arrival: 30% ( which corresponds with he deposit)
• 6 weeks or less before arrival: 50% (in this case we will ask you to send another 20%, further to the deposit received)
• 3 weeks or less before arrival: 70% (in this case the renter is liable for another 40% further to the deposit)
• 2 weeks or less before arrival: 90% (in this case the renter is liable for another 60% further to the deposit)

The reason for this policy is due to the fact that most bookings are made several months in advance, sometimes more than a year. The opportunity to rent is low when the cancellation is made less than three months before arrival.
